TITLE
An Ordinance Authorizing the County of Allegheny to convey approximately 10.6071 acre lot of excess land along Green Commons Road in Scott Township to Senterra Building and Development, Inc., a private developer of property.

BODY
Whereas, the County Council of Allegheny County deems it advisable to convey a certain lot or piece of land containing approximately 10.6071 acres of excess land along Green Commons Road, Vanadium Road and Kane Boulevard in Scott Township being a part of the old Kane Hospital Plan as recorded in the Recorder's Office of Allegheny County which is depicted on the drawing that is attached hereto as Exhibit "A" and incorporated herein by reference (the "Property"); and

Whereas, the Department of Economic Development requested qualifications and proposals for purchase and development of said excess land; and

Whereas, Senterra Building and Development, Inc., a private land developer (the "Developer"), submitted a proposal indicating an interest in acquiring the Property for consideration in the amount of $330,000.00, in order to develop residential housing; and

Whereas, such consideration amount is based on an appraisal prepared by a certified general real estate appraiser under contract with the County of Allegheny; and

Whereas, the County shall reserve easements over the Property if necessary for utilities servicing the adjacent Scott Kane Regional Center; and

Whereas, this conveyance will return the Property to the taxable real estate tax rolls inuring to the benefit of the County, Scott Township and Chartiers Valley School District; and

Whereas, in accordance with Section 701.03 F. of the County Administrative Code, the County Manager has determined that it is no longer in the interest of the County to maintain ownership of the Property and has authorized the sale of the Property.
